What counts
A license engine. Not a warehouse.
A digital product here is anything created once, delivered electronically, and licensed — files, data, software, APIs, templates, research, credentials, and desk work. Streamlined Sales Tax calls some of these specified digital products; it treats prewritten software as its own class. SSDF sells both, plus electronic services. Nothing ships.
E-recording
Florida clerks take electronic instruments under URPERA. That is a filing, not a SKU of title.
Not the deed
UCC Article 12 does not tokenize land. A Passport over a title file is a credential. The Official Records remain the ledger.
Equity vs title
An SPV can hold the parcel. Tokens can be membership. The token is not the deed. That protocol is for sale.
